Being unrealistic with the price of their home
When someone decides to put their house up for sale, it's common for them to have a price come in their head before they do any research, or even before they make contact with a real estate agent. This price they come up with may be way off the mark. This can leave them struggling when they find out how much their house can really sell for, and it can be a hard thing for them to accept. This is why you should wait until you do some research, or even better wait until you speak to an actual agent before you start thinking of prices.
Not putting enough effort in making the home aesthetically pleasing
A lot of people don't understand just how important certain things are when a potential buyer is coming to look at their property. They feel that as long as the roof is in good shape and the home doesn't have any plumbing or electrical issues, then they are in good shape. They feel like people will be willing to look past the weeds in the front yard and the old wallpaper in the kitchen. However, the entire look of the home and the yard is extremely important. The more a person feels the home is move-in ready, the more likely they are to feel like they may want to put an offer on it.
Not understanding how all their personal items can turn off buyers
Many people don't see how leaving all of their personal items up can be a bad thing. However, what this does is make it harder for the person to imagine their own things in the home. Envisioning themselves and their family in the home is an important part of the shopping process for them. Also, you never know how much you may be offending someone with some of your personal effects. For example, an animal activist may have a hard time looking past all of your hunting trophies and won't feel at home as they walk past all of them.
