Don't Upgrade Things You Can't See
There are many aspects of a home that buyers should look at when considering a home. However, many home buyers are very focused on the things that they see when they enter a house. This means that you should focus your upgrade on things that will be noticed during a walk through.
For example, attic insulation is very important to improve a home's energy efficiency, but a buyer isn't going to notice that you made this upgrade during a home tour. The same thing can be said about upgrades to the plumbing or electrical system. A buyer may be notified about these things during a home inspection, but by then they would have already decided to move forward with buying the home. Your upgrades should be focused on getting an offer letter.
Don't Tear Down Walls
Trying to make your home more marketable with a larger master bedroom? If so, think before you convert your three bedroom home down to two bedrooms. Leave the existing structure of your home as is, and do not make modifications that involve tearing down walls. You may think you are making a wise decision, but it can cause more harm than good.
A seller always has the option to make the modification you are thinking of after they purchase the home. You can always plant the idea in their head, which will save you the money and hassle of doing it prior to making a sale.
Don't Remove Bathtubs
If you are renovating a bathroom, don't remove the bathtub and replace it with a walk in shower. This is one part of the bathroom that should stay the same, since many families use bathtubs for bathing small children. Feel free to make modifications to your bathroom to make it more modern, but keep in mind that removing the bathtub will be a big mistake.
