So, if you have some marketing skills, along with skill in selling, this could be a way to go. However, realtors have a skill set that is not easily replicated by the average homeowner.

You can hire a real estate agent

This is what most people do, and there are great advantages to it. An agent already has many contacts in the industry. They often have contacts outside of the city and state you live in. A real estate agent has the ability to screen potential buyers of houses, so only those who are interested in your home's price range, location, and other attributes are shown the house. Real estate agents have selling skills that you don't likely have, and they act as a buffer between buyer and seller. This is a distinct advantage over selling the house yourself. Naturally, all of this comes at a cost. You will pay a percentage of the selling price.

You can sell your home to a house buyer

This type of business buys residential houses. They will inspect your home, and then make you an offer. There are two important advantages to selling to a house buyer. The first is speed. It takes time to sell a house, and if you don't have a lot of time to do this, a house buyer may be the way to go. Another reason to use this type of selling method is that you may have a house that needs many repairs, and you are not willing to spend the money and the time to bring the house up to a selling condition. The downside to this type of transaction is that you won't get the maximum price for your house.

As you can see there are both advantages and disadvantages to all three ways to sell your home. Although you may be able to save on a commission by selling the house yourself, you will need to engage in both marketing and salesmanship. Real estate agents have many skills, but they must be paid for these skills. And a house buyer is the fastest way to sell a house, but you won't get top dollar.
